Confirm how title is currently held

Before anything else, find out whose name is on the deed today. Estate processes vary by state, and whether the transfer has been completed determines what is possible next.

This is an area where a probate attorney or title company is genuinely worth consulting.

Locate the county records

The assessor's office can confirm the parcel number, acreage, and tax status. Much of this is available online, and it costs nothing to look.

Talk with the other heirs early

When several people inherit together, most delays come from unclear expectations rather than from the property itself. A short conversation about whether anyone wants to keep the land saves months.
