Holding costs add up quietly

Property taxes are the obvious cost, but they are rarely the only one. Assessments, POA or HOA dues on subdivision lots, code-enforcement mowing, liability exposure, and the mental overhead of an asset you never think about intentionally all belong in the same column.

Adding those up over a decade often reframes the decision. Land that felt like a long-term hold can turn out to have been a slow expense.

Difficult parcels are still worth asking about

Landlocked lots, odd-shaped remnants, steep ground, wetlands, and small subdivision lots in developments that never finished are all real categories of land, and owners of those parcels often assume nobody will look at them.

We will not promise that every property qualifies, because that would not be true. What we will do is look at what you actually own and give you a straight answer instead of silence.
