Delinquency is a timeline, not a single event

Every state handles unpaid property tax differently, but the pattern is broadly similar: the bill becomes delinquent, penalties and interest accrue, the county publishes or offers the debt, and eventually a tax lien sale or tax deed sale occurs. Many states then allow a redemption period.

Where your parcel sits on that timeline determines what is still possible. Early delinquency is routine and usually straightforward. After a tax deed has been issued, ownership may already have changed, and that is a different conversation.

What we need to know

The county, the parcel number, roughly how many years are unpaid, and any notice you have received. If you have a redemption figure from the county, that is the most useful number of all.

You do not have to pay the balance off before contacting us. In many transactions delinquent taxes are settled out of the closing itself through the title company, so the payoff comes out of the proceeds rather than out of your pocket in advance.

Act sooner rather than later

Interest and penalties rarely stop growing on their own, and redemption windows close. If a sale is the direction you want to go, starting earlier gives everyone more room to work.
