Legal access and physical access are different things
A parcel can have a well-worn dirt track leading to it and still have no legal right of access. It can also have a recorded easement on paper with nothing built on the ground. Buyers and lenders care about the recorded, legal version.
That distinction is why access problems surface late in traditional sales — often during title work, after weeks have already passed.
