Why vacant lots are harder to sell than houses

A house has comparable sales, photographs that speak for themselves, and financing that most buyers already understand. A vacant parcel has none of that. Two lots on the same road can be worth very different amounts depending on access, topography, utilities, soil, and what the county will allow.

That uncertainty is what slows traditional sales down. Retail buyers usually want a lot they can build on immediately, and lenders are far more cautious about land than about existing homes. The result is that many empty parcels stay listed far longer than their owners expect.

What we look at on a vacant parcel

We start with identification — an address or the parcel number from your tax bill — then look at the recorded boundaries, how the parcel is accessed, whether utilities are anywhere nearby, and what the county's zoning and any subdivision restrictions permit.

None of this requires you to hire anyone. If you do not know the answers, say so on the form. Unknowns are normal, and part of our review is finding out.

What happens after you send the details

We review what you sent against public county records and follow up to confirm anything that is unclear. If the parcel looks like a fit, we discuss what we can do and explain how we arrived at it, so you can compare it against holding the land or listing it.
