What distance actually changes

Distance rarely changes the value of land. It changes how hard the land is to monitor, maintain, and market. You cannot easily check whether a neighbor has extended a fence, whether a road has washed out, or whether the county has sent a notice to an old address.

That is why out-of-state owners often discover problems late. Getting the paperwork current is usually the most valuable thing you can do.

How a remote sale works

Documents can be sent electronically, identity and signatures are handled through a title company or a licensed notary, and funds are disbursed by wire or check at closing. Remote notarisation is available in many states, and a mobile notary can come to you where it is not.

You should not need to travel to the property or to the county to complete a sale.

Keep your mailing address current

Make sure the county assessor and tax office have an address that reaches you. Missed tax notices are the single most common way out-of-state owners end up with delinquency, penalties, or worse.

It takes one phone call or online form, and it protects the property while you decide what to do.
