We look at unused land of most kinds. Some parcels are a fit and some are not — the only way to know is to send it over.

Land types

Parcels we review

Acreage matters less than you might expect. Small lots and larger tracts both get the same review.

Vacant and residential lots

Empty lots in subdivisions, infill parcels, and lots bought years ago for a build that never happened.

Rural acreage and farmland

Pasture, former cropland, and rural tracts that are no longer being worked or used.

Wooded and recreational

Timber tracts, hunting land, and cabin lots that stopped getting visited.

Inherited and estate parcels

Land that came through a family estate, including parcels with several owners on the deed.

Land with complications

Back taxes, unclear access, or old restrictions. These take longer to review, not less seriously.

Out-of-state holdings

Property in a county you have not visited in years and do not plan to return to.

Good fit

Usually worth sending

These are the situations we hear about most often.

  • You are paying taxes on land you never use
  • The parcel has been listed before without selling
  • You inherited it and do not want to manage it
  • You live far away from the county it sits in
  • You want a clean exit rather than the highest possible price

Be aware

Where it gets harder

We still look at these — just know they take more review time and may not work out.

  • No recorded legal access to the parcel
  • Ownership disputes or an unsettled estate
  • Environmental issues or documented contamination
  • Liens and balances larger than the land is worth
  • Boundaries that county records and the deed do not agree on
