Gravel road running between fields toward a tree line

The process

How it works

Selling land should not require a listing, a lockbox, or months of waiting. Here is exactly what happens from your first message to the day the deed transfers.

Step by step

Four steps, no surprises

Every stage is on your terms. You can stop at any point.

1

You tell us about the property

Location or parcel number, rough acreage, and anything else you know. If you only have a tax bill, that is usually enough to start.

2

We research the parcel

We pull county records, look at recorded boundaries, check access and zoning, and note anything that affects what the land can be used for.

3

We follow up with you

You hear back with what we can do and the reasoning behind it. If we have questions or the parcel is not a fit, we tell you directly.

4

You decide, then we close

Nothing is binding until you sign. Closing runs through a title company or closing attorney so the transfer is documented properly.

Your side

What we need from you

The short version: whatever you already have.

  • The property address or the parcel number from your tax bill
  • Roughly how much acreage you believe it is
  • Whether you own it outright or there are liens or back taxes
  • Whether other people are on the deed
  • A phone number or email where we can reach you

Our side

What we handle

You should not need to hire anyone to have a conversation with us.

  • Pulling county and GIS records for the parcel
  • Reviewing legal access, easements, and road frontage
  • Checking zoning and recorded restrictions
  • Coordinating title work and the closing appointment
  • Answering questions in plain language at any point
