Who am I actually speaking with?
Ask whether you are talking to the buyer or to an intermediary, and who will be your point of contact through the process.
How was this number reached?
A buyer should be able to explain, in plain terms, which property characteristics drove their thinking — access, terrain, size, title status, and local conditions.
Who handles closing, and what does it cost me?
Find out which title company or closing attorney would be used and how closing costs are allocated. Get it in writing before you sign.
What happens if something turns up in title review?
Ask how discrepancies are handled — whether terms change, whether you are notified, and what your options are at that point.
What is the timeline, and what could delay it?
Honest buyers will name the variables rather than promise a fixed date they cannot control.
Am I under any obligation right now?
The answer should be clear. Until you sign an agreement, a conversation is only a conversation.
